Home Maintenance Tasks for All Four Seasons

 

Your home is an investment. As such, that investment needs to be looked after and maintained. The last thing anyone wants is for their investment to decrease in value and have to make a costly homeowner’s insurance claim.

How often do you inspect your house for leaks or cracks? Odds are probably not as much as you should. We often are swept up in tasks we deem more important and forget about the simple upkeep of our homes.

Eventually, simple repairs will turn into costly expenses if not handled promptly. Avoid those extra expenses by checking your home regularly with the start of a new season. We are often asked, “How can I maintain maintenance on my house?” 

Here is a quick checklist of tasks we put together to help make sure your home is in tip-top shape.

 

Spring Home Maintenance Tasks

  • Inspect roof and roofing materials, looking for any defects that may have occurred during winter.
  • Clean gutters
  • Do some spring cleaning by cleaning the inside of kitchen appliances
  • Fertilize lawn
  • Clean window AC units
  • Have air conditioning system checked by a professional
  • Change AC filter
  • Repair driveway and walkways from cracks and uneven surfaces
  • Clean & refinish the deck
  • Check window caulking and repair, if needed
  • Clean lint buildup (dryer exhaust duct, damper, and underneath dryer)
  • Jump on weeds in flowerbeds before they get carried away with the warmer weather

Summer Home Maintenance Tasks

  • Repair exterior siding damage
  • Vacuum refrigerator coils
  • Wash home exterior
  • Clean range hood & filter
  • Check for leaks in the bathroom & kitchen
  • Seal tile grout
  • Change AC filter

Fall Home Maintenance Tasks

  • Cover outdoor pipes
  • Rake leaves
  • Aerate lawn
  • Oil garage door tracks
  • Change AC filter
  • Power-wash windows
  • Replace smoke & carbon monoxide detector batteries
  • Hire a professional to clean the chimney

Winter Home Maintenance Tasks

  • Trim trees and shrubs or hire a professional
  • Test sump pump
  • Cover outside air conditioning unit
  • Clean out drains (showers, sinks, etc.)
  • Inspect hoses on appliances (dishwasher, washing machine, etc.)
  • Test GFCI outlets
  • Change AC filter
  • Inspect roof & gutters for damage after storms
  • Inspect water heater to detect leaks
